Subdividing Your Property

 

Standards for Subdivision

Estes Valley Development Code Section 10, Subdivision Standards, outlines the requirements for subdividing your property.

 

Subdivision of property requires that a number of development standards be met, including:

  • Having enough land for all lots to meet the lot-shape and minimum-lot-size requirements established for your zoning district;

  • Having adequate water for domestic service and fire protection;

  • Providing sanitary sewer service;

  • Providing stormwater runoff management;

  • Providing electric service; and

  • Providing adequate roads.

Please note that dead-end streets may serve no more than twelve residences and may not exceed 1,000 feet in length. Private drives may serve no more than four residences.

All required improvements are done at the subdivider's expense; a Subdivision Improvement Agreement must be signed by the subdivider or developer. All subdivisions must be prepared by a registered land surveyor, and utilities and roads must be designed by a licensed engineer.
